Flipping Vegas Homes
Dave and Josh go all-in flipping homes in Las Vegas—73 in their first year. Josh “gypsied” from property to property, sleeping on the floor as they were being rehabbed!
Luxury Vacation Rentals
Legislation passes that dramatically reduces the supply of foreclosures; Dave and Josh pivot to luxury vacation rentals. In our first full year of operation, we made $157.6K in gross rent on the Vegas Skybox, after acquiring it for just $618K.
Vegas code enforcement starts a crusade against short-term rentals. We get hit with a $28K fine and decide to sell the Vegas Skybox.
During Dave’s hotseat at a mastermind in Florida, Mike from Boston asks, “Hey Dave, I need money for a deal ASAP. Can you lend me some cash from your recent sale?” We’d never done a loan before, but we funded it and made a 58.9% annual return (not typical but doable).
We open our private lending HQ in Vegas. In a matter of months we’ve covered our walls with pictures of successful loans.
Josh becomes one of four founding partners at LendingHome, the first real institutional private lender. (It has since re-branded to Kiavi, and is now a $3B company.)
A family friend sells his business and asks Dave, “You’ve done almost everything in real estate—if you had it to do all over again, what would YOU do?”
We agree to teach our friend —and a select few others—how our family does private lending. We spin up the original Just Be the Bank; a one-time-only live event we had no plans to do again.
We bring Just Be the Bank out of mothballs and professionalize it. We host three sold-out live workshops in San Francisco, San Diego, and Tampa.
COVID hits and the world shuts down. We have to pivot again. We take the whole JBB experience and made it digital, launching Just Be the Bank Virtual 1.0.
